What Is a USDA Loan? 0% Down Home Loans for Rural and Suburban Buyers

A USDA loan is a mortgage backed by the US Department of Agriculture that lets eligible buyers finance a home with zero down payment. It's one of only two 0%-down mortgage programs left (the other is the VA loan), but unlike VA loans, you don't need to be a veteran — you just need to buy in an eligible area and fall under the income limit.

'Rural' Covers More Than You'd Think

The USDA defines eligible areas by population, not by how the area feels. Many suburbs and small cities just outside major metro areas qualify, even ones with grocery stores, schools, and a 30-40 minute commute into a larger city. The USDA maintains an official eligibility map online — the only reliable way to check a specific address, since eligibility boundaries shift periodically as an area's population changes.

Income Limits

USDA loans are meant for low-to-moderate income buyers, so there's a household income cap — typically around 115% of the area median income, adjusted for household size and location. This is a hard cutoff: unlike FHA loans, you can't qualify for a USDA loan with a higher income, even with a large down payment.

USDA vs FHA vs VA Loans

  • USDA: 0% down, no official minimum credit score (most lenders want 640+), income limits apply, property must be in an eligible area
  • FHA: 3.5% down (580+ credit score), no income limit, no location restriction, but requires mortgage insurance for the life of the loan in most cases
  • VA: 0% down, no official minimum credit score, no income limit, but only available to eligible veterans, service members, and some surviving spouses

The Guarantee Fee

Instead of traditional PMI, USDA loans charge an upfront guarantee fee (around 1% of the loan, usually rolled into the loan amount) plus a small annual fee (around 0.35% of the remaining balance, paid monthly). It's typically cheaper than FHA mortgage insurance over the life of the loan.
